Be clear about the legal requirements for double glazing |
| < < Back |
Everyone knows that double glazing is a real plus point when selling a property. But if you are selling, make sure that you have all the right paperwork, otherwise the advantages can turn into a nightmare.
Everyone expects those new windows to come with a written guarantee on which subsequent owners pf the property can rely.
There are also new requirements which came into force last year. Any windows, doors, roof lights or roof windows installed since 1 April 2002 are likely to require consent from the local authority under the Building (Amendment) Regulations 2002. If the works are carried out by a member of FENSA (Fenestration Self-Assessment Scheme) who provides a certificate, you will not require consent from the local authority (unless the works are to any load-bearing element of the building).
If you are installing replacement glazing and your contractor does not supply a FENSA Certificate, make the appropriate applications to the local authority. The works will be inspected by the Building Control Officer to ensure they are in accordance with the Building Regulations and a formal Completion Certificate will be issued.
